Is It Safe Having a Boiler in an Outside Shed or Outbuilding?
Yes, absolutely — if you’ve got an outbuilding, why not make use of it? Every homeowner wants more space, and it doesn’t matter how big the property is, if the boiler can be located in an outbuilding, there’s no reason not to.
I was asked this question so many times over the years, and I understand why it worries people — especially if someone in the household has to go out and check on it.
Boilers don’t explode
Let me put the biggest fear to rest first: boilers don’t explode. In 50 years of installing, servicing, and fault-finding on boilers, I’ve never once come across one that has genuinely blown up. The stories you hear about a boiler “going bang” almost always trace back to a botched DIY installation, not a properly fitted appliance.
That said, I did once get called out to a boiler that was supposed to have exploded. The call came from a local council I sometimes did work for, around 7:30 in the evening — I was about 30 minutes away.
When I arrived, the lady living there told me the boiler had exploded, right there in the kitchen. It had made such a loud noise it frightened the life out of her. She mentioned it had had its first service that day, being one year old.
I walked into the kitchen and found the boiler still fixed to the wall, but the front case was knocked slightly out of shape. What had actually happened was that the ignition sequence was out of sync — not all the time, but it kept getting stuck. The fan would start, the gas valve would energise, and the electrodes should have fired straight away, but they were sometimes delayed. That’s known as late ignition, and it caused a bang loud enough to sound like something had genuinely blown up.
I made the boiler safe and told the lady the council would be in touch about a possible replacement. The next day I did some digging and found the cause was a software fault. I spoke to the boiler manufacturer, who confirmed a batch of boilers had been shipped without going through full quality checks. They’d already tracked most of them down, with a few still needing an update — and they were in the process of replacing the PCB on every affected boiler. I passed all this back to my council contact, who thanked me for attending that time of the evening.
That’s really the whole argument for using a Gas Safe registered engineer — it isn’t just red tape, it’s the difference between a boiler that’s inherently safe and one that isn’t.
What about the pilot light?
This used to be a bigger concern than it is now. Older boilers had a permanent pilot light — a small standing flame that could occasionally blow out, especially in a draughty outbuilding, meaning someone had to go out and relight it manually.
Almost all boilers made in the last couple of decades don’t work this way anymore. They use electronic auto-ignition instead, sparking the burner alight only when there’s a call for heat, with no naked flame left burning in between. If your boiler is anything reasonably modern, this isn’t something you need to worry about at all.
Why being outside is actually no bad thing
If anything, having the boiler in a detached outbuilding rather than inside the house means any potential fault — a gas leak, for instance — is far better ventilated and further from living space than a boiler mounted on a kitchen wall would be. It’s not a compromise on safety; in some ways it’s the opposite.
What you need to get right
A few things matter if a boiler’s going in an outbuilding:
- The building needs to be weatherproofed — you don’t want rain dripping onto the boiler.
- Insulation is a must, along with a frost protection thermostat.
- The installation has to comply with building and gas regulations, and the flue needs to meet the clearance requirements for that particular make of boiler.
- The engineer needs direct, unobstructed access for servicing and repairs — he doesn’t want to be shifting cupboards or doors that have been fitted in front of it. Everything needs to be accessible.
The one thing that really matters
The real safety net here isn’t the pilot light or where the boiler sits — it’s the annual service. A service checks the things that could genuinely cause a problem down the line: the flue, the gas connection, the case seals, correct combustion. That’s what keeps a boiler safe, wherever it’s installed. Skip the service, and location becomes almost irrelevant.
